New Tourism Spatial Framework Reshapes Development Across Greece

Greece's new Special Spatial Framework for Tourism introduces differentiated development rules according to destination maturity, including stricter requirements in highly developed tourism areas and specific provisions for islands.
The framework also introduces revised minimum land requirements for new hotel developments and places greater emphasis on carrying capacity, environmental protection and sustainable tourism development.
For owners and investors, the practical consequence is that site selection, land assembly and feasibility work now carry more weight at the very start of a project. Planning risk has to be tested before commitment, not discovered during permitting.
DDA advises clients on feasibility, permitting strategy and programme risk under the new rules, particularly for island and coastal hospitality assets.
